Temple Isaiah Additions and Renovations

The + was effectively using the Pre-Construction period to plan and assure that this complex project was constructed with minimal disruption, within budget and on schedule.

KasCon was engaged to perform pre-construction functions, develop logistics plans and pre-order materials to alleviate delays for this complex project. Three separate, but simultaneously constructed, building additions were erected while the synagogue remained fully operational. The project was constructed without missing a single weekly religious service.  The conversion of an open courtyard to an enclosed space nestled between the sanctuary and Pre-K Day school was particularly challenging. A kitchen and storage addition provided much needed capacity for these functions.  A new Chapel and Lounge dramatically changed the main entry façade of the building, but the addition was integrated in such a way that it appears it was part of the original construction. Work included interior renovations in the existing building as well as site improvements, extensive landscaping, rain gardens and other features.

6940 and 7067 Columbia Gateway Drive Public Lobbies

The + was being able to complete the projects while maintaining tenants’ and their guests’ full access to their offices.

These public lobby renovations transformed generic office lobbies into state-of-the-art modern public spaces to accommodate key amenities which can be used by all the buildings’ tenants. The landlord has been outfitting their lobbies with amenities such as a custom golf simulator, a full kitchen including nitro-brew coffee on tap, along with a regulation size pool table or ping-pong table.  These public spaces are available for tenants to take a break or have team building events and conference rooms can be reserved for events or presentations.  Each location has a unique theme and custom touches including tile work, wall graphics, and millwork, and in one location, the installation of a thin-set poured polymer floor system to achieve a terrazzo look yet remain flush with the existing floor.

Welltower Canopy Addition  

The + is identifying the client’s needs and building a logistical plan that meets them.   

This project entailed the construction of a large canopy designed to provide drop off and pick up parking cover at the entry of one of the busiest medical buildings in the state. The canopy design required concrete footings, a structural steel frame, brick veneer, custom aluminum panels, roofing and lighting work.  All were designed to make the structure appear to have been part of the original construction. The client wanted to minimize the amount of time the main entrance to the building would be closed.  They selected KasCon because of its logistical plan and associated delayed start. All materials were procured in advance of the construction start with guaranteed “hold-to” dimensions provided where needed. Disruption and inconvenience to patients and other occupants of the building was minimized by careful planning that limited the on-site construction duration to 10 weeks.

Airport Plaza II – Ground Floor / Plaza / Parking Garage Upgrades

The + was maintaining full access for all building tenants and visitors throughout the complex, multi-phase project.

KasCon performed a full demolition and rebuild of the existing ground floor at a 12-story office building in Arlington, VA, while the building was fully occupied.  Ground floor improvements consisted of a new conference center, lounge, restrooms, kitchen, and telephone rooms, a full HVAC upgrade to the ground floor, and all new lighting and lighting controls throughout.  High end finishes included: large format stone wall panels, large format millwork wall panels and floor finishes of stone tile, vinyl and carpet.

The project also included full exterior plaza area rebuild with new colored concrete, masonry pavers / patio, landscaping, waterproofing, fencing, lighting, and paint.  KasCon was tasked with renovating the main lobby as well as the parking garage elevator lobbies in addition to all building elevators.  We built a new two-story glass and steel entry vestibule and connected it to the existing building.  The building was also outfitted with a brand new BMS system and full security controls.

Maintaining ADA access and building egress for tenants during construction was the priority for this project. KasCon was able to maintain access through a series of temporary walls, ramps, barricades and signage; shifting in a modular fashion as needed at each phase transition.

Pathways Baptist Church – Commercial Kitchen

The + was working together as one team to create a state-of-the-art commercial kitchen in a very difficult space with limited access.

KasCon created a complete, state-of-the-art commercial kitchen for our long-time client, Pathways Baptist Church. This kitchen allows the church to provide food service and catering for a 400+ person social hall which KasCon had built years earlier. Pathways’ experienced professional chefs had very specific design requirements to allow their talent to thrive.  KasCon assembled a team including architectural, mechanical, electrical, and food service consultants to partner with the church’s own in-house team to help achieve the church’s vision. The project encountered logistical and layout challenges as we had to fit all the desired into an existing irregular space with limited access. The installation of an in-ground 1,000-gallon grease interceptor inside of the space while avoiding underground existing structural elements was a hurdle we overcame. The project was completed without the disruption of ongoing church operations

Meadow Creek Building Extension and Site Work

The + was the ability to deliver a successful project on-time and on-budget during a complex occupied site renovation in spite of permit issuance, weather and material delays. 

KasCon performed and managed the site redevelopment and exterior/structural construction of this new fitness location within an occupied site with adjacent tenants.  This project required site demolition of a bank drive-through and adjacent parking, sidewalks and landscaping.  After demolition, KasCon built a new foundation and exterior walls to enclose the existing drive-through roof (separate from the building).  KasCon removed two openings from the existing pre-cast panel building to connect the new addition area.  Structural steel was required to support the building panel openings as well as deal with the wind and weight on the new exterior walls.  The exterior façade was built with new brick and stone to match the existing building along with  new glass storefront.  The mechanical, electrical and plumbing was extended into the new addition area.  The overall site was redeveloped with new sidewalks, new parking, paving and striping and new landscaping.

 

Hope Christian Church

The + is being able to turn a warehouse with structural columns into a worship center with good sight lines and an open feel. This project involved the conversion of former warehouse and office space into a state-of-the-art worship center. Hope Christian Church took possession of an 80,000 sq. ft. building in Beltsville, MD and soon realized that they needed a larger sanctuary. KasCon, in conjunction with Waldon Studio Architects, put together a team to create a new 10,000 sq. ft. Sanctuary and 4,000 sq. ft. Ministry Boulevard. The project required the removal of three structural columns to allow for better sight lines and a more open feel. The project also incorporated a new A/V and TV broadcast center for the church to produce programs for worldwide distribution.

FX Studios & Under Armour Performance Center

The + was ensuring FX Studios continued to provide uninterrupted services to their clients throughout the project.  This project included a phased renovation of FX Studios & Under Armour Performance Center’s first fitness/wellness facility located in Hunt Valley, MD. The challenge of this project was finding a way to allow FX Studios to maintain service to their fitness/ physical therapy clients while renovating the gym and locker rooms. By relocating the fitness equipment into two large rooms, KasCon was able to fast-track the renovation in two phases over just two weeks. This allowed FX Studios to continue serving their fitness and physical therapy clients without interruption throughout the project.  Read more

Corporate interior project of conference room constructed in harmony with the historic qualities of the building

XL Health

This multi-floor, multi-phase renovation was performed for one of Maryland’s premier health management organizations. The project, located in historic Camden Yards, included the construction of a custom inter-connecting stair, a complete conference facility and data center. The modern elements of the project were constructed in harmony with the historic qualities of the building.

Seneca Creek Community Church

This complex renovation project involved the conversion of two office buildings into one multi-use house of worship. Extensive structural work was required to create unobstructed views in the sanctuary. New mechanical and electrical systems, an entirely new interior, and extensive envelope modifications were all achieved under a partially occupied and phased construction process. A limited fixed budget made design-build the ideal approach.
