The + was providing proactive leadership in the transformation of an iconic but dated building into a modern retail space.

KasCon was selected by a local developer to transform the iconic Princeton Sports Building into a boutique retail space on the outskirts of Columbia’s expanding downtown center. KasCon worked with the team to develop cost-effective solutions to structural engineering challenges. The building dated to the early 1970s and was framed with heavy timbers and had cedar siding over the entire exterior of the structure. Curry Architects of Towson, MD sought to streamline the exterior with HandiePlank siding, a sleek, all-black storefront, and a signage band on the street side of the building constructed of custom-made Corten steel panels. Office building exterior

6325 Woodside Court

Renovation of this circa 1988 office building included the installation of new energy efficient HVAC Equipment, upgraded roof insulation and a new membrane roof. The exterior aesthetics were improved with new storefront entrances and staining of ground face masonry. Interior public spaces including corridors, rest rooms, elevator cabs and the main lobby were all modernized to Class A standards.

Moore Cadillac

This project showcases KasCon’s ability to perform new building construction on an extremely active site as well as its ability to renovate a large occupied interior space while maintaining operations. Multiple buildings were constructed on the dealership site followed by a 72,000 square foot interior reconstruction. Extensive remodeling and total replacement of finishes were performed in a phased manner to allow the dealership and support offices to remain operational throughout the construction duration.

Seneca Creek Community Church

This complex renovation project involved the conversion of two office buildings into one multi-use house of worship. Extensive structural work was required to create unobstructed views in the sanctuary. New mechanical and electrical systems, an entirely new interior, and extensive envelope modifications were all achieved under a partially occupied and phased construction process. A limited fixed budget made design-build the ideal approach.

Holy Redeemer Catholic Church

This church required major renovations to restore it to its appearance when constructed at the turn of the 19th century. The oldest African-American Catholic church in Washington, D.C. required extensive repairs to the envelope as well as complete restoration of the interior plaster ceilings and walls.

CTS Services

KasCon, Inc. took an entire 12,000 square foot plus building and transformed it into the new headquarters of CTS Services. The project featured reception, conference and meeting rooms as well as a state-of-the-art communication and tracking center that monitors all of the CTS activities and projects in the Mid-Atlantic area.

Bridgeway Community Church

The + is collaborating with the design team to find an innovative and affordable way to remove structural columns while still supporting the roof. This church required a performance theater for its multi-media approach. The adaptive use project entailed reconstruction of a single-story warehouse. Among other improvements, interior support columns were removed to enhance audience views and support was provided by an intricate exterior cable suspension system. The 1,200-seat theatre/sanctuary, classrooms, conference facility and administrative offices were all supported by new HVAC and electrical systems.

USS at Dolfield

This Design Build project included renovation of existing structures, the construction of a pre-engineered metal building warehouse addition and a conventionally constructed two story building addition. United Sortation Solutions (now doing business as Intelligrated, a part of Honeywell) engaged KasCon early on to navigate the development process, hire the complete design team and orchestrate a phased construction of their new headquarters facility. Portions of the original structure were demolished while others were renovated. A new pre-engineered addition was erected while the existing renovated sections remained occupied due to the owner’s critical production schedule.

Reception area

SparkPost

This full building renovation and interior improvement created the new headquarters of national tech firm, SparkPost. The building constructed in the early 1980s required major system and core renovations as well as the addition of a new elevator. Exterior spaces were converted to interior to establish an appropriate elevator lobby. Site improvements were made to bring the building up to code and improve the entry façade. In conjunction with the building improvements, SparkPost wanted a modern office with a large multi-function assembly space and unique elements that would make the environment inviting and interesting while maintaining a budget. KasCon worked closely with designer, brokers, landlord and tenant to achieve the project goals.

Exclusive Motorcars

This Design Build renovation project entailed site development and full building renovation for a used car dealership. KasCon was engaged during the pre-construction process to manage the design, permitting and construction phases and ensure budget and time constraints were met. The approximate 3.5-acre site was completely improved with new paving, site lighting, landscaping and fencing. The building envelope was replaced to provide a fresh new look for the showroom, sales and administrative offices. Adjacent metal building structures were renovated and equipped to provide photo, wash and service bays. Mechanical, electrical and plumbing systems were modernized to suit the needs of the new facility.
