The + was supporting a full redesign (design/build) including value engineering, all while keeping the project on schedule.

Temple Isaiah Additions and Renovations

The + was effectively using the Pre-Construction period to plan and assure that this complex project was constructed with minimal disruption, within budget and on schedule.

KasCon was engaged to perform pre-construction functions, develop logistics plans and pre-order materials to alleviate delays for this complex project. Three separate, but simultaneously constructed, building additions were erected while the synagogue remained fully operational. The project was constructed without missing a single weekly religious service.  The conversion of an open courtyard to an enclosed space nestled between the sanctuary and Pre-K Day school was particularly challenging. A kitchen and storage addition provided much needed capacity for these functions.  A new Chapel and Lounge dramatically changed the main entry façade of the building, but the addition was integrated in such a way that it appears it was part of the original construction. Work included interior renovations in the existing building as well as site improvements, extensive landscaping, rain gardens and other features.

Airport Plaza II – Ground Floor / Plaza / Parking Garage Upgrades

The + was maintaining full access for all building tenants and visitors throughout the complex, multi-phase project.

KasCon performed a full demolition and rebuild of the existing ground floor at a 12-story office building in Arlington, VA, while the building was fully occupied.  Ground floor improvements consisted of a new conference center, lounge, restrooms, kitchen, and telephone rooms, a full HVAC upgrade to the ground floor, and all new lighting and lighting controls throughout.  High end finishes included: large format stone wall panels, large format millwork wall panels and floor finishes of stone tile, vinyl and carpet.

The project also included full exterior plaza area rebuild with new colored concrete, masonry pavers / patio, landscaping, waterproofing, fencing, lighting, and paint.  KasCon was tasked with renovating the main lobby as well as the parking garage elevator lobbies in addition to all building elevators.  We built a new two-story glass and steel entry vestibule and connected it to the existing building.  The building was also outfitted with a brand new BMS system and full security controls.

Maintaining ADA access and building egress for tenants during construction was the priority for this project. KasCon was able to maintain access through a series of temporary walls, ramps, barricades and signage; shifting in a modular fashion as needed at each phase transition.

Bayside Animal Medical Center

The + is persisting through material price increases, supply chain material delays and impossible soil conditions to successfully complete the project.

This new 7,200 square foot facility in Severna Park, Maryland that will provide surgery, dental treatment, x-ray, examinations, grooming and kennel services for pets. KasCon was able to overcome the primary challenge of the site having saturated, sandy soil to provide Bayside a new facility. Bayside’s new home features two state-of-the surgical suites, ultrasonography and digital radiology as well as acupuncture and Chinese herbal medicine for a wide variety of animals. The new space will help launch Bayside Animal Medical Center into their third decade as a 5-Star rated animal treatment facility.

First National Bank

The + was coordinating with local utilities, SHA and Montgomery County government along with a broad group of local and out of town vendors to successfully complete this project.

This new construction project required the removal of the existing building/foundation and complete redevelopment of the site for a new First National Bank branch.  New utilities were required throughout as well as the installation of a new storm water management system.  The project included coordinating multiple exterior façade and roof applications, as well as a modern, fully finished interior build-out.  Interior highlights consisted of a millwork accent wall, teller line desk with removable panels, ceramic/carpet/vinyl flooring combinations and transitions, as well as frameless glass doors and partitions.  The entry and drive-through areas boast beautiful connecting canopy systems and decorative awnings.  KasCon also provided new site paving/parking/striping, sidewalks/aprons/ADA, site lighting and full landscaping with two large BMP areas.  Extensive coordination with local utilities, the SHA and Montgomery County government was also required

The Goddard School – Bel Air

The + was working closely with the school to minimize any disruption to the school’s day-to-day activities while under construction.

KasCon worked with The Goddard School in Bel Air to build a new 2100 sq. ft. wood-framed building addition with a masonry facade to its existing functioning preschool. This addition expanded the school with a new classroom with adjoining restrooms as well as a new multi-purpose/ gym room. The multi-purpose room has 12’ tall ceilings and new finishes that include a custom rubber floor that has a die cut hopscotch board and basketball key inlaid in the flooring. During the construction, we relocated the outdoor HVAC units to the roof to allow for space for a new playground complete with synthetic playground pour-in-place matting. KasCon completed the renovation by expanding the existing fencing to create a large grassy utility field for the children.  Having completed other projects with Goddard School, KasCon ensured that Goddard’s corporate standards were considered throughout the project.

Meadow Creek Building Extension and Site Work

The + was the ability to deliver a successful project on-time and on-budget during a complex occupied site renovation in spite of permit issuance, weather and material delays. 

KasCon performed and managed the site redevelopment and exterior/structural construction of this new fitness location within an occupied site with adjacent tenants.  This project required site demolition of a bank drive-through and adjacent parking, sidewalks and landscaping.  After demolition, KasCon built a new foundation and exterior walls to enclose the existing drive-through roof (separate from the building).  KasCon removed two openings from the existing pre-cast panel building to connect the new addition area.  Structural steel was required to support the building panel openings as well as deal with the wind and weight on the new exterior walls.  The exterior façade was built with new brick and stone to match the existing building along with  new glass storefront.  The mechanical, electrical and plumbing was extended into the new addition area.  The overall site was redeveloped with new sidewalks, new parking, paving and striping and new landscaping.

Moore Cadillac

This project showcases KasCon’s ability to perform new building construction on an extremely active site as well as its ability to renovate a large occupied interior space while maintaining operations. Multiple buildings were constructed on the dealership site followed by a 72,000 square foot interior reconstruction. Extensive remodeling and total replacement of finishes were performed in a phased manner to allow the dealership and support offices to remain operational throughout the construction duration.

CMIT North

This site development and construction of an 80,000 square foot, three-story building was performed for Charter school organization, Chesapeake Lighthouse Foundation. KasCon developed conceptual estimates and partnered to fast track the delivery of the building to satisfy the start of the academic year. The entire project from ground breaking to occupancy was performed in under ten months on an extremely difficult site. Work included the haul off of over 51,500 cubic yards of fill prior to even beginning building construction. Permits and authorization to proceed with portions of work were phased, with final county approvals arriving within six months of completion.

Advance Business Systems

This 50,000 square foot corporate headquarters building was constructed on a restricted site with existing operations in progress. The pre-cast concrete and steel structure includes two levels of parking and two levels of office space.
