The + was transforming 60,000 square feet of raw shell space into a sophisticatedcorporateofficewhile achieving LEED Gold certification. 

This project entailed the comprehensive new tenant construction of approximately 60,000 square feet across three floors within an existing building. The scope included complete interior build-out to transform a cold unlit shell into a fully functional office environment, delivered in compliance with LEED Gold sustainability standards. The newly constructed space features a 300-person assembly space with custom stage, multiple training rooms, and an executive boardroom accommodating over 40 people with premium AV integration and custom Sandtown table. The design incorporates extensive, versatile meeting spaces including focus rooms, huddle rooms, and conference areas distributed throughout all floors, as well as a large open seating area for employee dining. Architectural finishes include polished concrete flooring in multiple grey tones, custom wood slat ceilings and feature walls, premium Belbien wallcoverings, and a signature moss wall shaped like Maryland. A cohesive blue, grey, and white color palette unifies the design with flexible, modern furniture supporting adaptable workplace configurations. 

 The project required comprehensive MEP system installation including full HVAC build-out and construction of a new exterior MEP yard. Extensive acoustic treatments feature ceiling baffles, acoustic panels, K-13 spray applications, and white noise systems. Branding elements include new backlit exterior signage and environmental graphics throughout the facility.
