American Wood Fibers – Jessup
The + was KasCon’s attention to detail, ability to respond to existing conditions, and management of project logistics within an active warehouse environment — coordinating carefully around on-site staff schedules to keep the project moving with minimal disruption.
This project was an occupied renovation involving major structural work within an active warehouse facility. The project featured two new 2-story masonry/steel mezzanines — one dedicated to corporate office functions, the other serving warehouse staff with restrooms — along with a new maintenance area. KasCon delivered a complete MEP overhaul, including all new equipment, panels, and conduit, as well as a full building fire alarm system and new sprinkler systems throughout the mezzanine areas.
A significant part of the project involved replacing the main sanitary line running beneath the active warehouse floor which was a complex logistical challenge given its span across occupied space. Exterior improvements included full replacement of all windows, storefront systems, exterior doors and frames, and overhead door systems. The main electrical room was fully renovated with a new layout, new walls, and new conduit. With no major renovations in nearly 40 years, responding to existing conditions was a defining factor at every phase of the project.
