KasCon is a commercial general contractor and construction management firm based in the Baltimore–Washington region. We’ve been delivering commercial construction projects for end-users, developers, and tenants for more than 25 years.

KasCon stands for Managers + Builders +. The “+” represents the work we do beyond standard general contracting. Yes, we handle the operational details, but the real + is our mindset. It’s asking the questions others don’t ask upfront. It’s stepping in when something unexpected hits mid-project instead of saying “that’s not our scope.” It’s understanding the why behind your decisions so we can be part of the solution, not just executors of plans.

Our office is in the Baltimore metro area, and we work throughout the Baltimore–Washington corridor, including Maryland, Northern Virginia, and Washington, D.C.

KasCon has been serving clients in the Mid-Atlantic for more than 25 years. A significant portion of our work each year comes from repeat clients and referrals.

We provide three primary services: general contracting, construction management, and pre-construction advisory. In practice, that means we plan, coordinate, and build commercial construction projects — and we guide clients through the decisions that surround the build itself.

We work on interior buildouts and tenant fit-outs, adaptive reuse and renovations, occupied renovations, building additions, and full-building commercial construction. We have particular depth in projects that involve complex MEP coordination, tight schedules, or active businesses where operations need to continue uninterrupted.

Healthcare and medical office is one of our strongest sectors — we have deep experience navigating the regulatory, infection-control, and operational realities of building in healthcare environments. We also work in office, industrial, education, retail, restaurant and food processing, government, and religious/nonprofit construction.

Yes. Healthcare is one of our most active sectors. We’ve completed projects ranging from tenant fit-outs for medical practices to multi-phase renovations for hospital systems. We understand the coordination required around occupied medical environments, and our project managers have specific experience with the codes, infection-control protocols, and inspection processes that come with healthcare work. . Our experience includes Ambulatory Surgical Centers (ASCs), Urgent Care, Physical Therapy/Rehab Facilities, Eye Care Centers, Physician Offices, Dental Offices, Laboratory Facilities and Animal Hospitals.

Yes. Occupied renovations are one of our specialties. We sequence work, manage dust and noise, and coordinate with your operations team so that your business — or your patients, students, or employees — can continue functioning while construction is underway.

Three things, consistently: we go beyond standard construction scope to handle the full project ecosystem, we operate with no-surprises transparency on cost and schedule, and the same team that bids your project actually runs it. Most contractors talk about partnership. We’re built around it.

You’ll work with the same project manager and superintendent from kickoff through closeout. The team that bids your project runs your project — there’s no handoff to a different group once the contract is signed. Our PMs are tenured, technical, and accessible.

We try to prevent them. Our pre-construction process is designed to surface the issues that typically drive change orders — existing conditions, code conflicts, long-lead items — before construction starts. When something genuinely unforeseen comes up, we’re transparent about it immediately, present options, and don’t let it become a surprise.

Yes — extensively. Many of our projects come through design partners who know our team will protect their design intent, communicate clearly, and make their job easier. We’re comfortable working with the design firm of your choice or recommending partners we’ve collaborated with successfully.

From there, we can tell you honestly whether we’re the right fit — and what the next step looks like if we are.

No. We talk to clients at every stage — from “I think we might need more space” to “we have permitted drawings and need to break ground in 60 days.” The earlier we’re involved, the more value we can add through pre-construction planning, but we work with what you have.

It depends on scope, but most of our projects run 16–20 weeks of active construction, with additional time for design, permitting, and pre-construction. Larger or more complex builds run longer. We give every client a realistic schedule up front — and we’re honest if a target date isn’t feasible.

We don’t maintain in-house design, but we partner regularly with architects and engineers on design-build and design-assist arrangements. If that’s the delivery method that fits your project, we can recommend design partners and structure the engagement accordingly.
